To accommodate the wide range of building types and uses that {client_name} has, we provide a customized approach to our cleaning services. The following package outlines the best value for your cleaning budget.
We assign a team of six cleaners and a supervisor to your facilities. We believe that consistency is crucial, so we strive to keep the team consistent throughout the duration of your contract to ensure that they understand your buildings and facilities as well as you do.
FEES:
Basic nightly janitorial service for a 20,000-square-foot office is priced at 10 cents per square foot, totaling $2,000 per month.
SPECIALIZED CLEANING SERVICES:
All cleaning supplies are included in the costs.
We offer bulk services discounts based on multi-building contracts, which can be discussed and negotiated.
Please sign in the space provided below to contract Clean Sweep Janitorial Services for a one-year term. Services will be billed monthly and payment is due by the 15th of the following month. Cancellation requires 30 days' notice from either party.

CONTRACTOR AGREEMENT
This Contractor Agreement ("Agreement") is made on Date, Month, Year between {client_name} ("Client") and {company_name} ("Contractor").
ARTICLE ONE - CLEANING SPECIALIST SERVICE
1.1 RETAINER
The Client agrees to retain the Contractor to provide cleaning services as agreed upon from time to time ("Services"), and the Contractor agrees to provide the Services.
1.2 TERM OF AGREEMENT
This Agreement is effective from Date and will continue until either party provides 30 days' written notice to cancel the agreement. Upon completion of the Agreement, both parties will return any property or documentation belonging to the other party.
1.3 PROVISION OF SERVICES
The Contractor will provide the Services or delegate the work to another person, firm, corporation, or organization while this Agreement is in force.
1.4 BOARD POLICY AND INSTRUCTIONS
The Contractor will complete all projects according to the Client's policies and instructions.
1.5 COMPENSATION DETAILS AND SCHEDULE
The Client will pay the Contractor a monthly service fee of Price. Payment is due before the 15th of each month for the Services provided in the previous month. Any outstanding balances more than 30 days overdue will be subject to a 10% late fee penalty and stop of service. Any outstanding balances more than 60 days overdue will be subject to a 20% late fee penalty and sent to a collection agency for reporting to credit bureaus.
1.6 BONUS OR OTHER COMPENSATION
The Contractor will invoice the Client separately for any specialty services provided, and the Client will require a work order for such services.
ARTICLE TWO - COVENANTS
2.1 DELEGATION OF SERVICES
The Contractor may delegate the Services to anyone as long as the Contractor provides the Client with security information on who will be performing the Services.
2.2 WARRANTY OF SERVICES
The Contractor warrants that all Services will be completed within the agreed-upon timeframe and of professional quality. Any deficiencies will be rectified immediately upon notification by the Client.
2.3 TENDER FOR BIDS
The Client agrees not to solicit or accept bids from other cleaning and janitorial companies during the term of this Agreement, except within 30 days of its expiration.
2.4 TOOLS OF THE TRADE
The Contractor may supply its own equipment and supplies unless agreed upon otherwise with the Client.
2.5 COMPLETION OF PROJECT
The Contractor is responsible for completing the project.
ARTICLE THREE - INDEPENDENCE OF CLEANING SPECIALIST
3.1 HOURS OF SERVICE
The Contractor may service the Client at any time agreed upon at the start of this Agreement.
3.2 MANNER OF SERVICE
The Contractor will control the manner in which the Services are performed and completed.
ARTICLE FOUR - TERMINATION
4.1 TERMINATION OF AGREEMENT BY CLIENT
The Client may terminate this Agreement by providing 30 days' written notice of agreement cancellation.
4.2 TERMINATION OF AGREEMENT BY CONTRACTOR
The Contractor may terminate this Agreement by providing 30 days' written notice of agreement cancellation.
ARTICLE FIVE - CAPACITY
5.1 CAPACITY OF CONTRACTOR
The Contractor is being retained by the Client as an independent contractor and not as an employee. This Agreement does not create a partnership or joint venture between the parties.
ARTICLE SIX - GENERAL CONTRACT PROVISIONS
6.1 HEADINGS
Headings are for convenience only and do not affect the interpretation of this Agreement.
6.2 ENTIRE AGREEMENT
This Agreement, including any schedules incorporated by reference, constitutes the entire agreement between the parties and may not be amended except in writing by both parties.
6.3 LEGAL MATTERS
The winning party in any legal action to enforce or interpret this Agreement will be entitled to its legal costs. If any provision of this Agreement is held to be invalid or unenforceable, the remaining provisions will continue to be valid and enforceable.
6.4 AGREEMENT MODIFICATIONS
Any modifications to this Agreement must be made in writing by both parties.
6.5 GOVERNING LAW
This Agreement will be governed by the laws of the State/Province of {company_state}, without regard to the jurisdiction in which any action or special proceeding may be instituted.
6.6 COMMUNICATION
Any required communication between the parties regarding this Agreement must be made in writing.
